The Real Estate Valuations Advanced service (Square Meter Value Advanced) allows you to obtain within seconds the reference values per sqm of properties located at a specific address, enriched with in-depth real estate information, market trends, demographic data, and geographic insights useful for advanced analysis.

The SQM Advanced endpoint enhances the standard SQM service by providing users with a more comprehensive view of property valuation trends and local market dynamics. In addition to the main parameters available in the base SQM endpoint, the Advanced endpoint returns additional data fields that enable deeper analysis and support more informed investment decisions.

The additional information available with the Advanced endpoint includes:

  • detailed distribution of transactions and listings by property type
  • demographic statistics of the area, such as population density, household composition, education level, and employment rate
  • geographical and territorial information, such as altitude, administrative location, and seismic risk
  • metrics on average selling times by property size categories
  • indicators on local real estate market trends

This enriched dataset provides a comprehensive overview to analyze the local real estate market, make informed investment decisions, and optimize portfolio strategies.

In some cases, the request may be successfully completed but with a non-positive result. This condition is indicated by the "esito" field (e.g. "invalid address"): this means that the request was correctly processed, but it was not possible to produce valid results based on the provided inputs.

The "type" parameter allows selecting different property types, including:

The Square Meter Value Advanced service enriches the Start dataset with more in-depth real estate data, indicators on market trends, distribution of transactions by property type, metrics on average absorption times, and demographic and geographic information of the area.

The returned dataset may include, depending on data availability:

  • distribution of listings and transactions by property type
  • distribution of properties by size ranges
  • number of properties in the area and residential market dynamics
  • average number of household members
  • levels of aging, education, and unemployment
